Initial design and process meeting

We visit your land with our Building Designers to discuss and document your ideas, requirements, house plans and budgets.

Concept design of your new home

Design and briefing meetings are held with the architectural designer to develop your brief. From these meetings your concept design and cost estimate is prepared, presented and amended if necessary. Several revisions and meetings may be required before we start Working Drawings.

Acceptance of estimate and plan preparation

On acceptance of the estimate, your house plans will be prepared. Your selections are documented in the specification and your working drawings are prepared, presented and finalised.

Council drawings approval

We will prepare and lodge with Council the building consent application, including drawings.

Contract documents

A Fixed Price Contract is prepared and presented to you for approval. Once you are satisfied, the contract documents, including the building contract, working drawings, specification and guarantee documentation are signed.

Construction and project management

Construction of your new home will commence soon after Council consented plans are received; at which stage a build start date is determined and an indicative timeline presented. Regular site meetings will be held with you and the Project Manager. Progress payments will be required as outlined in your build contract.

Construction Completion

On completion your new home will be professionally cleaned, a thorough quality check will be done and the final Council inspection will be arranged. At this point you will be invited to come and inspect your new home with the Project Manager. Once all parties are satisfied we will meet you at your home to present you with the keys along with an information pack about the house and product warranties.

How do we prepare a building cost estimates for my house?

All square feet rates are not created equally! They are often a market measure but they do not reflect your personal choices or your site specifications. Kedella Homes is one of the only house construction companies in sri lanka that will provide you with a pricelist. We will transparently provide any additions or subtractions from the price based on your site specifications, material specifications and any requests for changes to our existing plans. Through discussion with our chartered engineers, chartered architects, quantity surveyors we will be in a position to understand your needs and to give you a pricing band that your new home may fall into.

How long will it take to build my house?

From the signing of your House Construction Agreement and payment of your deposit through to completion of your home, you should allow 6 -8 months depending on the size and complexity of your new home. We can break these time frames down as follows, but please note these time frames are guidelines only.

After you have confirmed your final design, the Building Construction Agreement is signed and you have paid your deposit for the first stage of works

• The time to build your home (from slab pour through to practical completion) can vary depending on the size of the build, the design of the home and complexities of the site (Ex: Ground works). Typically a build will take approximately 4 - 5 weeks to complete the slab pour and a further 22 - 26 weeks in construction through to practical completion.
• With the construction industry moving at its current rate, please be aware that some of these timeframes will be subject to change due to circumstances outside of our control (Ex: weather). We will always use our best endeavours to keep you informed of any delays that may arise.
• Please note a final handover date will not be available until after interior paint is completed.

Once my house plan got Council Approval, can I make any more changes during the construction?

The Building Acts (Urban Development Authority Act No.41 of 1978 and amendments) places strict responsibility on your Council to ensure that what is submitted for Building Consent is what is actually built. As such, Kedella Homes will complete your home to the approved house plans and specifications that have been submitted to the Council for Building Consent and no further changes will be allowed after the application is submitted.
