We’re thinking about building a custom home, but have never built before. What are the things we should consider?

Do you have model homes or is each home built from scratch?
Yes. We are doing both. Kedella Homes design and build model homes. For us, model homes are a focal point for new ideas and fresh concepts, as well as a showcase for our favorite features, such as open floor plans, striking entryways, elegantly functional kitchens, beautiful stairways and of course distinctive fireplaces. Of course, We offer our model Homes for sale as they are built, and many times a prospective customer will decide to make it their own long before it is finished. Just about any architectural style you can think of. We don’t just work off a fixed set of floor plans, and we’re not limited to certain styles that we’ve done in the past. In fact, if you really want us to get excited about your home, ask us to design and build a home we’ve never done before!
Is building more expensive than buying?
Due to lack of supply of newly built homes, increases the demand, which makes finding an existing home within your price range more difficult, and when you do find it, you may overpay for it. Because of this, we’re seeing more and more families opt to build a new home. And they’re finding out that doing so is actually more cost effective than purchasing an existing home when you factor in the costs of maintaining and updating an existing home versus walking into a brand new home.
How long does it take to build a new home?
There’s a huge misconception when it comes to a realistic building timeline. We understand that it goes over better to tell a client that a home can be built in just a few months, but that’s a misleading comment. In all reality, building a new home entails much more than just the actual construction phase of the process.
you’re well aware that a perfectly executed and planned out construction schedule can easily be delayed by weeks or months depending on weather. So all in all, a 7-8 month process is the most realistic timeline we can provide to you, and that’s if there aren’t any major delays during the actual construction of the home.
Is a 2-story house more expensive to build?
Two-story homes are typically more cost effective to build simply because you can add square footage with each floor by stacking without increasing the size of the foundation or footprint of the structure. That being said, you can also save a significant amount of money by taking your plan from a walkout basement to a daylight basement.
Can I save money by choosing an existing set of plans instead of going through the custom design process?
It costs several thousand rupees to have a new house plans drawn up for your home, and so some people ask themselves: “If I just choose a set of existing plans, won’t I avoid the whole design process and save the time and money?” While this is seems logical, our experience over the years has shown that the cost savings between creating a custom design vs choosing a “predesigned” home plan is basically no cost savings at all. we build each home to suit the exact needs and desires of the client. However, we do have a collection of floor plans for some of the homes we’ve previously built to give people ideas for inspiration.
Here’s why: predesigned plans are designed to fit a general list of requirements to appeal to as wide an audience as possible. With a plan that’s this generic, you’ll usually find yourself trying to fit your family and your lifestyle into a home that wasn’t designed with you in mind. So think about it this way: when you’re building a home, every additional square foot costs you lots of rupees (Average cost to build a house in Gampaha is about Rs4500/sq ft). With this in mind, if your home has just 100 square feet of wasted space in the stock floor plans, you’ve just paid Rs.450000/= for extra room you’ll never use. Building a new home avoids having this unnecessary square footage in the first place, so while you may spend Rs50,000-Rs150,000 on a new set of plans, you don’t have to build a home from a plan you like but that has 200 square feet more than you need. So if we can save you that 200 square feet, you’ve just avoided spending 900000/=. Not a bad deal, right?
