Step-by-Step house planning Process & timeline

Designing a custom home is an exciting journey. To give you peace of mind and complete clarity, we break our process down into five distinct phases. While every project varies, a typical custom home design takes 25-30 days from the initial consultation to approval ready blue prints.
Step 1: Site visit, initial consultation and conceptual design preparation - 3 Days
Our team visits the plot (Specially crucial in Kandy, Matale, Rathnapura, Kegalle and Nuwara Eliya to assess the slop\terrain), checks sun/wind orientation, reviews conditions, and discuss the client’s vision, aesthetic preferences, functional needs, budget, room requirements, and Vasthu preferences.
Step 2: Technical 2D drawing preparation including structural and MEP drawings - 10 Days
Our architects draft the initial layout options and present you the preliminary 2D floor plans showing room dimensions, door/window placements, and overall spatial flow. Structural engineers create the technical blueprints. This includes foundation details (Crucial retaining walls for hill country plots), column layouts, slab reinforcements, and MEP (Mechanical, Electrical and Plumbing) mapping.
Step 3:
Preparation of Municipal council, Urban council, Pradeshiya shaba, NBRO and UDA approval documentation - 2 Days
We compile the final “ Municipal Set” drawings, sign off with chartered professionals, and prepare the files for submission to the local councils legal clearance.
If your land is in a steep or hilly region, National Building Research Organization (NBRO) certification is secured during this window.
Step 4:
Complete Bank-Ready plan set including BOQs - 1 Day
Using the approved plans and the financial backbone of the mortgage loan “Priced Bills of Quantities (BOQ), documentation will be finalized for bank loan disbursement if external financing is required.
Sri Lankan banks (such as BOC, HNB, Sampath Bank or Commercial Bank) require a highly specific, un- inflated BOQ and a local council approved building plan before they release the housing loan. Working with Kedella Homes that formats these documents to standard banking guidelines saves weeks of back and forth adjustments.
Step 5:
3D Architectural rendering: Interior and Exterior visualization - 9 Days
Once the 2D layout is locked in, we convert it into a realistic 3D model. The client gets to see exactly what their home will look like from the outside, including roof styles, color schemes, and material textures.
